ENERGY PERFORMANCE CERTIFICATES

The Provision of Energy Performances Certificates (EPCs) is a legal requirement for all buildings for sale or rent, and must be made available to all prospective purchasers or potential tenants.  It is anticipated that people in the market will use the EPC to base their decision of whether to buy (or rent) or not.  Cairns Consulting NI offers EPCs for all buildings.  We offer the following services;

  • EPCs for existing dwellings

  • New one off dwellings includes SAP calculations for building control
  • Non-domestic buildings includes SBEM calculations, for building control

AIR TIGHTNESS TESTING

Air tightness testing is a building control requirement for both domestic and non-domestic buildings. Building Control set minimum requirements.  However enhanced  air tightness will save on heating bills as air leakage leads to heat loss and draughts adds to discomfort.  We can also carry out smoke tests to detect air leakage pathways. 

CHIMNEY SPILLAGE TEST

Building Control require a carbon monoxide spillage test to be carried out when any combustion appliance is installed in the same room as an extractor fan, such as an open plan kitchen-living area;

Energy performance certificates (EPCs) give potential buyers and tenants an upfront look at how energy efficient your property is, how it can be improved and how much money this could save.
EPCs for homes were first introduced in 2007.
You must have at least commissioned the energy performance certificate when you put your house on the market or offer it up to let.
EPCs were also introduced to the rental market in 2008. Landlords marketing their properties for rent must have an EPC available for prospective tenants to view or risk a fine which is currently £200.00 for each and every property.

CHIMNEY SPILLAGE TEST

There is an ever growing demand for the installation of brand brand new wood burning stoves, cookers and internal pellet burners for use in kitchens and open plan lounge areas. Building control today require carbon monoxide spillage tests to be carried out when these appliances are located in the same room as extractor fans. This test is carried out using flue gas analysers, which will give a digital reading of the attention of the flue gases therefore reducing the chance of carbon monoxide poisoning.
